A private contractor are searching for a Site Manager to build luxury, one off homes in South Birmingham & Warwickshire 5+ years as a lead Site Manager or Project Manager New build residential experience Experience of luxury builds is preferred but not essential Are you a Project Manager and have experience working on luxury residential homes? Have you worked as a Site Manager and want to work for one of the most prestigious design and build contractors in the West Midlands? Are you an experienced Project Manager and have delivered projects from demolition, ground works and through to completion? We are very happy to once again be working with an award-winning contractor who build some of the most prestigious homes in South Birmingham and Warwickshire. Over the last few years, they have grown from strength to strength and due with the help of their in-house design team, they have designed and built a number of exquisite homes. Project Manager responsibilities: The Project Manager will report directly to the Managing Director and will help them to analyse the contract terms and conditions and highlight areas of risk; such as ambiguities, conflicts or deviations from the scope of work. You will support the development of new sites including where necessary legal agreements, Ensuring that the specifications and contractual terms are correct including; Scope of Works, Required Services, Planning, Safety, and Quality Standards, etc. are aligned Aid in the administration of the contract during the execution phase including leading and managing the contract/s to successful completion to maximise operational and financial performance Review Cost & Value reports and margin analysis for projects on a monthly basis, as well as provide a summary and commentary for our directors. Regularly reviewing the approved supply chain, including negotiation. Manage subcontractors, and manage construction teams. Engage with the other Project Managers in review of monthly and/or weekly cost and value forecasts to completion of the project Maintain strong knowledge of any economic or other relevant external factors which could influence current or future project activity. Develop and manage a procedure to recognise and identify contract disputes as they develop and manage the timely resolution under the change s provisions wherever possible, obtaining claims and legal expertise as appropriate. Whilst building their private residential properties, it is imperative that the client is at the forefront of all that you do and the site is clean and tidy at all times. Key responsibilities Reviewing the project in-depth to schedule deliverables Overseeing all onsite and offsite construction to monitor compliance with building and safety regulations Work closely with the architects and engineers to collate data on the construction project Responsible for onsite staff resourcing and communication Coordinate and direct construction workers and subcontractors Review the work progress on daily basis Prepare internal and external reports pertaining to job status Plan ahead to prevent problems and resolve any emerging ones Ensure quality construction standards and the use of proper construction techniques Plan and coordinate a project from start to finish, including organising the schedule of work and budget Plan the work and oversee the buying of necessary materials and equipment Ensure the project is delivered on time and on budget by setting benchmarks, agreeing budgets and monitoring progress Check design documents with architects, surveyors and engineers Promote and maintain health and safety, including site inspections to ensure safety rules are being followed Write reports and provide information required to the head of construction Maintain regular communication and attend meetings with clients and their representatives to inform them of progress on the project, i.e. stakeholder management Communicate with any consultants, subcontractors, supervisors, planners, quantity surveyors and others involved in the project This is the perfect opportunity to develop your career and join a company where you are proud to work
